Also known as a ‘secondary dwelling’, a granny flat can likely be certified as a Complying Development without the need for a development application, thanks to the State Environment Planning Policy (Affordable Rental Housing) passed in 2009.

According to NSW Planning & Environment, a granny flat may be approved within a speedy 20 days if it meets the provisions.

In NSW, site requirements include a lot size of at least 450sqm, with a maximum footprint of 60sqm for the granny flat.

Boundary setback, environment, heritage and strata restrictions apply, so it’s a good idea to bring experts on board to make sure your certification goes through smoothly
